Public Statement from Lambeth Self Help Housing Association (LSH)
Lambeth Self Help Housing Association (LSH) expresses its deep concern and disappointment that Hyde’s regeneration proposals for Bellevue Mansions, Rhodesia Green Space, and the sports court (Multi Use Games Area) continue to include the demolition of our homes on Grantham Road. We call on Hyde to immediately remove all LSH properties from these plans.
Having reviewed the Landlord Offer issued to Hyde’s tenants in Bellevue Mansions, we are dismayed to find that it includes LSH homes, as well as the loss of valued community amenities — including Rhodesia Green Space and the MUGA.
As the landlord of Grantham Road, we have consulted our tenants directly. They overwhelmingly rejected relocation and wish to remain in their homes. They also strongly oppose the loss of local green space and the environmental harm caused by demolition.
Our Commitment to Sustainability and Community Housing
Lambeth Self Help is a longstanding, fully mutual housing co-operative, governed by and for its tenants and local people in Lambeth. We own and manage our homes independently, offering secure, affordable housing and taking new members from Lambeth Council’s waiting list.
- Retrofit:
LSH has secured funding to upgrade its homes on Grantham Road to achieve Energy Performance Certificate (EPC) rating C and above, utilising Social Housing Decarbonisation Funding. Works include insulation, heating system upgrades, ventilation improvements, and draughtproofing, all delivered to PAS 2035 best-practice standards. These measures will reduce energy use, lower bills, and extend the life of our homes sustainably. - New Build Home:
LSH is also developing a one-bedroom low-energy home on a former garage site on Grantham Road. This project addresses the needs of older members while freeing up larger family homes for those on Lambeth Council’s waiting list, and has the full support of our tenants.
LSH believes that retrofitting existing homes and sustainably increasing housing on redundant land offer a far more sustainable, affordable, and community-friendly alternative to demolition and displacement.
We strongly urge Hyde to withdraw LSH homes from its regeneration plans and to work collaboratively with us to deliver truly sustainable, community-led housing solutions.
